      <title>Tips for having an Open House</title>

You will definitely get a lot of curious neighbors coming into the home which is a great way to get the word spreading.&lt;/p&gt;
&lt;p&gt;To prepare for the open house make sure the home is as clean as possilbe and free of clutter. Turn on a few lights and open the curtains to assure a bright feeling to the home. Would not be a bad idea to bring along a bottle of air freshener to give the home a nice smell.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The outside of the home is the first thing your potiental buyers will see. Make sure the lawn is cut and the bushes are trimmed and there is no clutter in the yard. &lt;br /&gt;Park the cars along the curb if you can, free up the driveway. &lt;br /&gt;&lt;br /&gt;Let the neighbors know, they will no doubt wonder why there may be a bunch of people coming and going from the home. &lt;br /&gt;Have a sign up sheet ready at the front door. You want to get their name, address, phone number, email if possible and how they heard about the Open House. &lt;br /&gt;&lt;br /&gt;You are going to run across buyers who may not be serious but just looking. Making a good impression without giving out too much of your valuable time will give you opportunity.They may call a friend who is looking for a home and recommend you. Have your business cards ready.&lt;br /&gt;&lt;br /&gt;Your buyers will arrive with questions. Make notes of key places and the distance, like grocery stores, schools, malls, airports ahead of time. &lt;br /&gt;Inside the home will bring questions as well, how old the air conditioner is or the roof, make sure you have an estimate time frame for this as well. &lt;br /&gt;&lt;br /&gt;Give your buyers reasons for the homes potential . Maybe it has a bonus room that could be used as another bedroom or office. A garage turned into a game room. &lt;br /&gt;Let them know that any large or construction improvements will need to be checked with the county or city permit office and they can answer questions too.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Other key tips are:&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;o Have the Open House on the Weekend&lt;br /&gt;o Keep the Hours between Noon and 5PM&lt;br /&gt;o Advertise the Open House with Flyers and Classified Ads&lt;br /&gt;o Place signs along the main roads leading to the home&lt;br /&gt;o Bring Drinks and Snacks for you and/or your Guests&lt;/p&gt;

      <title>Best Source for Pre-Foreclosure Info is at Your County Court House</title>
      <description>&lt;p&gt;The best source for pre-foreclosure information is the county courthouse. &lt;br /&gt;Real estate transactions are recorded in the county in which the property is located.&lt;br /&gt;&lt;br /&gt;You will need to look for the pre-foreclosures in the county you are interested in. A property in residing in county #1 cannot be found by looking in county #2. This information is public record and anyone can simply go and look at it.&lt;br /&gt;Most county courthouses are big imposing buildings filled with lots of official departments and offices.&lt;br /&gt;&lt;br /&gt;The first trip to the courthouse can be intimidating to the nervous visitor. Make the process easier by getting some information in advance. &lt;br /&gt;Call and ask which office or department handles real estate transactions. Generally, it is the county clerk or county recorder&amp;rsquo;s office. &lt;br /&gt;Call this department and get some basic information such as where in the courthouse they are located, what hours they are open to the public, etc. &lt;br /&gt;&lt;br /&gt;Courthouse records have valuable information for pre-foreclosure investors. &lt;br /&gt;What exactly are you looking for? &lt;br /&gt;That depends on what phase of pre-foreclosure you are dealing with and the state in which &lt;br /&gt;you are located. In trust deed states, for example, you will look for Notices of Default.       <title>Extension of First Time Homebuyer&#8217;s Credit</title>
      <description>&lt;p&gt;A one year extension of the first time home buyer tax credit bill has been passed by the House of Representatives unanimously, for service members serving overseas. &lt;br /&gt; This will apply for men, women and their spouses of the Foreign Service and intelligence who served outside the US for at least 90 days in 2009 and served an official extended duty. &lt;br /&gt; Another benefit to this bill is that if the service member sells their home within three years of purchase because of deployment, it will eliminate the repayment penalty for firt time home buyers. It is now in the Senate for consideration after passing 416-0. &lt;br /&gt; &lt;br /&gt; Updates on the first time home buyers credit does not stop there though.       <title>We took a weekend Get Away at the Bahama&#8217;s Atlantis </title>
      <description>I gave Debbie a birthday weekend get a way in one of the most beautiful places Bahama&#8217;s &lt;br&gt; Atlantis. We had a great time and enjoyed the waterfall just out side our room, the crystal clear &lt;br&gt;ocean and golfing off the 6th hole. The golf course at Ocean Bay Golf Club where Michael &lt;br&gt;Jordan holds his charity tournament events once a year was stunning.&lt;br&gt;&lt;br&gt;

We also went to the Underwater aquarium tunnel at Atlantis in the Bahamas and saw up close &lt;br&gt;the  swordfish and barracuda swimming right before our eyes.&lt;br&gt;&lt;br&gt;

      <title>Working with the Title Company when closing the Deal</title>
      <description>&lt;p&gt;When preparing for a closing with your BUYER you will need to do the following steps with the Title Company.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;TITLE WORK:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;What is Title Work? There are three stages to Title work which is as follows:&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;1. Preliminary Title Search - The initial stage of researching the property history. You can ask the title company you have partnered with to pull the Title.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;2. Title Commitment - When the Title Company insures the New Buyer that there are no liens or encumbrances against the subject property or Seller.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;3. Title Policy Transfer - When the Title is transferred to the New Buyer which usually takes 2 to 4 weeks.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SUPPLYING THE PURCHASE AGREEMENT TO THE TITLE COMPANY:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;It is important when you order Title Work you immediately submit a copy of the Purchase Agreement signed by YOUR BUYER to your Title Company.&lt;/p&gt;
&lt;p&gt;The Purchase Agreement tells the Title Agent exactly what the terms and conditions of the transaction are and what the Title Company needs to do to prepare the closing documents.&lt;/p&gt;
&lt;p&gt;The Title Company should also do a name search on the Seller and the Buyer of the property. If you are selling in a corporation or a limited liability company (LLC), they will need a copy of your corporation papers.&lt;/p&gt;
&lt;p&gt;Some Title Companies will go on the internet and pull that information off the public records for you.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>This BPO worked just like Hunter teaches&#8230; to the letter</title>
      <description>&lt;p&gt;&lt;strong&gt;My Students, Jeff and Earnie were paying attention!&lt;br /&gt;How rewarding to see them succeed!&lt;br /&gt;Here is what they sent to me after preparing and doing a BPO with an agent.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. I reviewed the 12 steps of a BPO that you instructed after I was informed from Hunter&amp;rsquo;s office of the BPO to be scheduled.&lt;/p&gt;
&lt;p&gt;2.     Prepared the BPO package.&lt;/p&gt;
&lt;p&gt;3.     Called the BPO agent and went over the qualifying questions as instructed from the 12 steps and gather information&lt;/p&gt;
&lt;p&gt;4.     Set the date and time to meet at the property and exchange contact information with the agent&lt;/p&gt;
&lt;p&gt;5.     The day of the BPO I arrived at the property 30 minutes early and open the property up and removed signs and flyers&lt;/p&gt;
&lt;p&gt;6.     I laid the BPO package on the kitchen counter so the agent would see it&lt;/p&gt;
&lt;p&gt;7.     The agent arrived and we introduced ourselves and began to make small talk about the weather, and etc&amp;hellip;&lt;/p&gt;
&lt;p&gt;8. I introduced myself as the gopher guy for the company that was working for the bank to liquidate the property&amp;hellip; and just laughed&amp;hellip; then she laughed and said me to.&lt;/p&gt;
&lt;p&gt;9. I told her this was a nice property and shared with her that I had heard the sad story of the lady that lived here&amp;hellip; worked on the agent&amp;rsquo;s emotional side&amp;hellip; we connected&lt;/p&gt;
&lt;p&gt;10. I let the agent go through the house on the main level by herself the first time, then asked her if she seen some of the problems with the home and she said no, so I walked her through the whole house and started pointing out problems and save the MOLD for last. The MOLD nail the coffin s&lt;/p&gt;
&lt;p&gt;hut!&lt;/p&gt;
&lt;p&gt;11. Helped her measure the home on the outside and as we walked we discussed the market, years she was in the business and what she thought of the MOLD in the house. She said, it will most likely need to be addressed.&lt;/p&gt;
&lt;p&gt;12. As we walked back into the house she asked me about the file on the kitchen counter and I said, oh! That is for you&amp;hellip; the company working with the bank prepared it for her&amp;hellip; and asked me to deliver it&amp;hellip; again I am just the gopher&amp;hellip; and laughed. I said I think there is a contract, repairs, and some comps or something like that. She said GREAT, and grabbed the file and walked out with it. As she walked out she opened the file and browsed through it and then said thanks for the information, my time and working with her and she would be in touch if needed. Then she left.&lt;/p&gt;
&lt;p&gt;13. This BPO worked just like Hunter teaches&amp;hellip; to the letter of the text book, which Earnie and I invested in.&lt;/p&gt;
&lt;p&gt;14. GREAT RETURNS on OUR EDUCATION INVESTMENT!!!&lt;/p&gt;
